What we buy

Multi-tenant flex and small-bay industrial, generally under 10,000 square feet today and scaling with the program. Metal and pre-engineered construction. We look for a clear improvement angle: leasing upside, light renovation, or better operations.

Where we buy

Tampa Bay is home, with particular focus on eastside Hillsborough. We work the I-4 corridor into Polk County and the I-75 corridor into Pasco and Manatee. Special Flood Hazard Area sites are a hard exclusion.

How we operate

Sandmark is a principal buyer using private capital. One decision-maker, no committee, no capital to raise. When a property clears our criteria, we can move on it.

Point of view

The businesses that build Florida need somewhere to work.

Contractors and trades. Last-mile and e-commerce operators. Light assembly, small manufacturers, food producers. These are companies that need a roll-up door, adequate power, a small office up front, and a landlord who picks up the phone. They are how Florida actually gets built, serviced, and supplied, and they are growing as fast as the region is.

The space they need is scarce, and it is getting scarcer. Construction economics favor large footprints, so almost no one builds multi-tenant small-bay on speculation. Much of the existing stock is held by private owners who acquired it incidentally and manage it part-time.

Sandmark exists to own that space properly. Buildings kept in real repair. Leases handled professionally. Improvements made because a tenant's business needs them, not deferred until a sale. A 1,500 square foot tenant is a business with payroll and customers, and we operate accordingly.

Good tenants who are treated well stay, renew, and refer. That is not sentiment. It is the most reliable driver of value in a building this size.
